A Grade II listed house dating back to the Regency era is for sale in Norwich city centre for £1.1m – and according to selling agents, Savills, it is “believed to be the only Regency property" of its kind within the city walls.

Known as Chapel Field House and overlooking Chapelfield Gardens, the four-bedroom, two-bathroom property first came up for sale last summer.

It was originally listed for sale with Sowerbys for £1.5m but has since been re-listed with Savills - and this time for £400,000 less, the price of another smaller home elsewhere.

The property was originally built for John Harrison Yallop, the Mayor of Norwich in the early 19th century. It boasts elegant accommodation, typical of the period, as well as a uniquely large garden and a Victorian summerhouse.

“Finding a garden as large as this within the city walls is an absolute rarity,” says Savills’ property agent Tom Clayton. The space extends to around 0.16 acres and offer views towards the church of St Giles as well as well-planted borders and plenty of privacy.

Although the property could do with some updating, it offers a rare opportunity to acquire a historical home in the heart of the city and comes with many fine features.

On the ground floor, both a sitting room and kitchen/breakfast room have doors out to the garden and the staircase leads down to the lower level, which could be converted into further living space, subject to planning.

On the first floor the drawing room offers a fine view over Chapelfield Gardens, complete with a wrought-iron balcony, and elsewhere there are four well-proportioned bedrooms spread over two floors, which together create a highly individual home.
