Fresh attempts to build new homes above a row of shops in the city centre have been thwarted. 

Property developer JaeVee has seen its applications to convert a pair of retail units in Westlegate and St Stephens Street into space for residential access to the upper floors rejected.

The plans would have seen lobbies replace one vacant spot next to Adnams in Westlegate and another which neighbours Jonathan Trumbull in St Stephens.

But the city council rejected the proposals due to concerns over a loss of retail space.

The Boar's Head and the Westlegate buildings were bought by developer Estateducation in 2021 as part of a joint venture with its spin-off crowdfunding property development platform, JaeVee.

Planning permissions have previously been granted for the conversion of the site's upper level office space into residential homes. 

However, documents from the city council claim these projects are "no longer extant" or "planning permissions have expired".

Last year, JaeVee saw an application for a 143-bed house of multiple occupancy (HMO) at the site rejected over concerns about the living condition it would offer.

The proposals also drew a series of objections from neighbours who were concerned about noise and privacy impacts.
